ASPHALT STREETS AND PARKING LOTS

Typically asphalt streets and parking lots share one common feature:  they are both constructed of asphalt!

          

As simple as that sounds there are very different factors when you consider how a pavement surface was engineered and installed.

Every crack wants to become a pothole….when it grows up!

Roadways tend to "stay alive" longer than parking lots due to the continual kneading action of the rolling traffic.  In many cases the first signs of cracking appear to be cold seams.  This is actually where two adjoining surfaces were matched up but not bonded or fused together at the same temperature.  These "seams" typically run the length of the pavement and can usually be seen at the center lane of a two lane road or every lane on wider streets.  On parking lots they show up every time the spreader box started a new parallel pull.

           

Many times cross or block cracking develops at certain stress points in an asphalt surface, often perpendicular to the cold seams.  This, in turn, simply allows more water to soften the sub-base.  When cracks start or continue to develop, it doesn't matter how the surface was engineered or contructed!  What does matter is you now have water seeping into the sub-base.

"I have concrete curbs around the perimeter of my parking lot, should I have these hot crack sealed too?"

Yes!  In most cases this very critical area of maintenance is ignored.  Asphalt and concrete expand and contract at different rates.  Therefore, a crack develops.

Water naturally flows to the curb or gutter line at a quick rate, snow is pushed off to the same area and sits, all forms of moisture wick their way down between the two abutting surfaces, eroding the base support stone.

This is why often you will find grass or weeds (and their expanding root system) sprouting between the two surfaces.

**The same is true of asphalt roads with concrete curbs.
